Do you have land for sale?.. 

 

We have regular contact with over 40 individual builders and developers who are keen to obtain land. The demand for such often proves higher than the supply and therefore we are actively seeking landowners to redress the balance.

 

As a landowner there are a number of points you should consider as follows:

 

1.        Correctly managed competition can ensure proper market value will be achieved for your land. We sell land both by private treaty and tender.

2.        Whether you have land to sell with or without planning permission we can advise on the best route. Either planning permission can be obtained before selling the land or the land can be sold to a builder subject to him getting planning permission at his expense. Be warned, there are pros and cons to both routes.

3.        "Technical" issues can have a dramatic effect on the price you achieve. Some of these can include the following:

  

  • Planning authorities can seek to apply conditions relating to provision of affordable housing within a development, or public open space, or a cash contribution towards provision or maintenance of these or towards local schools. The builder normally ends up complying with these but will want the cost to be reflected in the price he pays for your land.
  • The builder will understandably want to pay no more than he has to for your land so you need to know what is fair for him to account for in the price he pays you and what is not.
  • Contamination - even the most innocuous looking land or building can have historic contamination and current regulations deal stringently with this.
  • Mains services - where are they and are they adequate for the proposed development? The Environmental Authority can now impose increasingly stringent anti-flooding requirements.
  • Highway issues - the Highway Authority can demand something as innocuous as visibility splays to a single plot up to full scale traffic management schemes or that a Traffic Impact Assessment is provided as a condition of planning permission.

 

The above are a sample, but not an exhaustive list, of issues that can have a significant bearing on the value of your land.
